Four Seasons, Lake of the Ozarks Building Growth
The Village Voice just reported that over the last two months there have been 27 new home and remodeling permits. This comes to $4,770,000 in new construction for Four Seasons, Lake of the Ozarks.
Of this, there are three permits for new home construction of homes over 8,000 square feet and each is over $1,000,000.00 in construction costs. That is huge in anybody's market! Two of these are going on lots where the existing home will be demolished. The third is on a steep lot that will require over $200,000 in site work in order to facilitate the home's foundation.
As we all know, vacant water front lots are all but a thing of the past on HorseShoe Bend. That has driven a lot of the new construction to Shawnee Bend, but now even there the lots are becoming harder and harder to find. All this drives up lot prices which in turn drives up the price of homes. For it is not the house that appreciates in value year after year, it is the ground under the house that appreciates.
