Lake of the Ozarks waterfront Home Sales 2006 & 2007

As you can see, the median price of Lake of the Ozarks waterfront homes was up for 2007 compared to 2006. While the number of units was down about 12% because of our unique product and being primarily a second home and retirement community, values have stayed strong.
The small red dot in January is 2008 sales. They are basically equal to the 2006 figure.
That said, if you look at my last Blog, you will not the inventory is still high. What this means is that even if sellers aren't willing to drastically cut their prices, what we are seeing is Sellers that are at least willing to negotiate and work with Buyers. If you are thinking about buying at Lake of the Ozarks, THIS MONTH will probably be your very best opportunity if you are looking to save some money. As soon as the weather warms, there is a lot of pent up demand. Buyers who are now sitting on the sideline waiting for the "BOTTOM" and once they see the market get back to a more normal course, they will all be pushing to find something before prices begin to rise again. imho
