rules decades after hydroelectric projects were first developed. Retroactive 
rules are irrational, without reason, or scientific basis. The burden of this 
regulation far out weights any public benefit. The impact on surrounding 
communities cannot be exaggerated as FERC rules are discouraging private 
investment, lowering property values, killing jobs, limiting access to project 
waters, inhibiting landowner&amp;rsquo;s ability to sell, violating Federal, State and 
local ordinances, and trampling on personal property rights. FERC is ignoring 
Executive Order 13563 and the 11 July 2011 supplemental order for Independent 
Agencies. Wise regulatory decisions depend on careful analysis of the likely

Removed (A plan and schedule for removal must be submitted to FERC)&lt;br /&gt;&lt;br /&gt;2. Allowed to be temporarily located within the project boundary on the condition that a plan be submitted to FERC setting forth the reasons for the temporary continual location within the &amp;quot;project boundary&amp;quot; together with a plan for the timetable for removal of the offending &amp;quot;nonconforming structure&amp;quot;;&lt;br /&gt;&lt;br /&gt;3. Withdrawn from the &amp;quot;project boundary&amp;quot; through a potentially very expensive application process to FERC that will require FERC to individually approve of each such withdrawal.&lt;br /&gt;&lt;br /&gt;As you can see the end result of this FERC mandate is that no &amp;quot;nonconforming structures&amp;quot; will ultimately exist at the Lake of the Ozarks.&lt;br /&gt;&lt;br /&gt;Ameren has requested a rehearing of the FERC order so that the mandate regarding the removal of existing &amp;quot;nonconforming structures&amp;quot; can be subject to further discussion and, hopefully, a softening of the heavy-handed approach of FERC in this matter. &amp;nbsp;Ameren has been supported in their request for a rehearing by letters from each of the Lake area&amp;#39;s chambers as well as many other letters, including letters from our elected federal, state and local officials. &amp;nbsp;More letters are needed-with FERC the volume of the opposition makes a difference.&lt;br /&gt;&lt;br /&gt;We recommend that lake area businesses and residents write to FERC stating that &amp;nbsp;their mandates regarding the Lake of the Ozarks will have a significant negative economic impact &amp;nbsp;on the community, while providing a very minimal environmental or aesthetic &amp;nbsp;enhancement. &amp;nbsp;Ameren Missouri has requested a common sense approach to a very complex issue and we recommend supporting their request for rehearing. &amp;nbsp;Please consider writing to FERC at the address below and expressing your opposition to their order regarding &amp;quot;nonconforming structures&amp;quot; as that term is used in the Ameren Shoreline Management Plan. &amp;nbsp;A sample letter is attached at the clinkable link below (FERC Sample Letter) that can be utilized for your company letterhead.&lt;br /&gt;&lt;br /&gt;FERC Sample Letter -&lt;span class="Apple-converted-space"&gt;&amp;nbsp;&lt;/span&gt;&lt;a href="http://www.funlake.com/cvb_members/FERCSampleMemberLetter.pdf" style="color:#24466b;" target="_blank"&gt;http://www.funlake.com/cvb_members/FERCSampleMemberLetter.pdf&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Address:&lt;br /&gt;Kimberly D. Don&amp;#39;t know where it originated, but thought with Easter tomorrow, it was appropriate to share with my friends.&lt;/div&gt;&lt;div&gt;Happy Easter!!&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;When I was a kid, my Mom liked to make breakfast food for dinner every now and then. &amp;nbsp;And I remember one night in particular when she had made breakfast after a long, hard day at work. &amp;nbsp;On that evening so long ago, my Mom placed a plate of eggs, sausage and extremely burned biscuits in front of my dad.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;I remember waiting to see if anyone noticed! Yet all my dad did was reach for his biscuit, smile at my Mom and ask me how my day was at school. &amp;nbsp;I don&amp;#39;t remember what I told him that night, but I do remember watching him smear butter and jelly on that ugly burned biscuit. &amp;nbsp;He ate every bite of that thing... never made a face nor uttered a word about it!&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;When I got up from the table that evening, I remember hearing my Mom&amp;nbsp;apologize to my dad for burning the biscuits. &amp;nbsp;And I&amp;#39;ll never forget what he&amp;nbsp;said: &amp;quot;Honey, I love burned biscuits every now and then.&amp;quot;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Later that night, I went to kiss Daddy good night and I asked him if he&amp;nbsp;really liked his biscuits burned. &amp;nbsp;He wrapped me in his arms and said, &amp;quot;Your&amp;nbsp;Momma put in a hard day at work today and she&amp;#39;s real tired.. &amp;nbsp;And besides -&amp;nbsp;a little burned biscuit never hurt anyone!&amp;quot;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;As I&amp;#39;ve grown older, I&amp;#39;ve thought about that many times. &amp;nbsp;Life is full of&amp;nbsp;imperfect things and imperfect people. &amp;nbsp;I&amp;#39;m not the best at hardly anything,&amp;nbsp;and I forget birthdays and anniversaries &amp;nbsp;just like everyone else. But what&amp;nbsp;I&amp;#39;ve learned over the years is that learning to accept each other&amp;#39;s faults -&amp;nbsp;and choosing to celebrate each other&amp;#39;s differences - is one of the In a December survey, Trulia found that 49 percent of Americans were at least somewhat likely to consider buying a foreclosure, up from 45 percent in May 2010. &amp;nbsp;But the number of US adults who believed there are disadvantages to buying foreclosures had also increased, from 78 percent to 81 percent over the same time frame. &amp;nbsp;Among those folks who had qualms about purchasing a foreclosure, the top concerns were:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;that buying a foreclosure might involve hidden costs,&amp;nbsp;&lt;/li&gt;&lt;li&gt;that the buying process itself is risky, and&lt;/li&gt;&lt;li&gt;that the home might continue to lose value, after escrow closes.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;While there certainly are risks that run with buying a foreclosed home, the most risky way to do it is also the least common method: at the foreclosure auction itself. Auction buyers often don&amp;#39;t have the opportunity to fully vet the foreclosure to ensure that they are receiving clear title and/or to make sure they&amp;#39;re not getting a lemon. With that said, most foreclosures are resold not at the foreclosure auction, but as an REO&amp;nbsp;(short for Real Estate Owned - by the bank),&amp;nbsp;listed by a real estate broker on the Multiple Listing Service and on&amp;nbsp;Trulia!&amp;nbsp;&lt;br /&gt;&lt;br /&gt;When you buy an REO in this way, you have lots of opportunities to use some tricks of the trade, so to speak, to avoid some of the traps you may fear.&amp;nbsp;Here are my Top 4 Tricks and Traps for Foreclosure Buyers:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1.&amp;nbsp; As-is means as-is, period.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&amp;nbsp;(Most of the time.) Banks have very little interest, inclination or even the logistically necessary resources to execute repairs on your home. Many of these homes are managed by an asset management company in another state, and may not even have a local person besides the agent who can handle large repairs. Generally speaking, bank-owned homes are sold on a very strict &amp;quot;as-is, where-is&amp;quot; basis, which just means that you should expect to take possession of it, if you buy it, in exactly the position and location it is, no matter how defective. &amp;nbsp;Do not walk into a viewing of a foreclosed home, notice how the plumbing is all ripped out of the wall, and make an offer for it, assuming you&amp;#39;ll be able to get the bank to &amp;quot;fix&amp;quot; the issue later. &amp;nbsp;Usually, if the bank is willing to do any repairs to a foreclosed home, they do so, on the advice of the listing agent, prior to the home being listed.&lt;br /&gt;&lt;br /&gt;Out of hundreds of foreclosure transactions I have personally been involved in, I have seen exactly four where the bank did agree to do some level of repairs at a buyer&amp;#39;s request. &amp;nbsp;Every one of those times, the repair was to fix a health-and-safety endangering property defect, like a gas-leak or an electrical fritz. And every one of those times, the property defect was highly non-obvious - not something even a diligent buyer could have detected visually prior to making an offer. &amp;nbsp;Maybe another few times I&amp;#39;ve seen a bank agree to a small price reduction due to surprising condition problems. &amp;nbsp;And dozens of times, I&amp;#39;ve seen transactions fall apart or buyers take on the property&amp;#39;s repair costs, when they request repair credits, price reductions or actual repairs from the ban seller.&lt;br /&gt;&lt;br /&gt;If a foreclosure you&amp;#39;re considering has obvious property damage, have your contractor stop by with you or gather whatever information you need to get as comfortable as possible with your offer price, assuming that the bank will not be chipping anything in for repairs, before you make the offer.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;&lt;strong&gt;2.&amp;nbsp; The bank speaks no evil. &amp;nbsp;&lt;/strong&gt;&lt;/strong&gt;When it comes to real estate disclosures, the fact is, the bank speaks not much of anything! &amp;nbsp;Many states exempt banks and other types of corporate homeowners from making substantive disclosures about the condition of the property. &amp;nbsp;Even in jurisdictions where the bank is not legally exempt, most banks will simply write across the required disclosures something to the effect that the bank has no knowledge of the property&amp;#39;s condition. &amp;nbsp;(Before you protest with a &amp;quot;that&amp;#39;s not fair!!&amp;quot; keep in mind that the bank never lived in the property, so most often truly does have no idea of any important facts or details about its condition or location, the things an average home seller would be required to disclose.)&lt;br /&gt;&lt;br /&gt;Even in a normal transaction, it behooves a buyer to be thorough in having the property inspected and meticulous about reviewing the resulting inspection reports. &amp;nbsp;But buying a foreclosure ups even that ante, as you have no seller disclosures to highlight particular problems you should have looked at, and none of the usual legal recourse you would have if a &amp;quot;regular&amp;quot; seller made incomplete disclosures. &amp;nbsp;Get a property inspection. &amp;nbsp;A pest inspection. &amp;nbsp;A roof inspection. &amp;nbsp;A sewer line inspection. A pool inspection, if you have a pool and care about its condition.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Yes - all these inspections cost money, but the drama and thousands each of them can save you is well worth it. And read your state&amp;#39;s buyer inspection advisory or similar document (ask your agent), just to make sure you&amp;#39;re aware of all the inspections that are available to you, and work with your agent to determine which ones make sense, and which are not appropriate.&lt;br /&gt;&lt;br /&gt;Some insider tips:&amp;nbsp;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Vacant foreclosures often have their utilities disconnected. &amp;nbsp;Work with your agent to make sure the utilities get turned on - even for a single day - so that your property inspector can run the water taps, test the stove and dishwasher, see if the water heater and electrical outlets work, and so forth.&amp;nbsp;&lt;/li&gt;&lt;li&gt;If appliances are there, the bank will probably leave them there, even though they may not have technical &amp;quot;legal&amp;quot; ownership of them, so they may not be included in the contract, like in a &amp;quot;normal&amp;quot; home sale.&lt;/li&gt;&lt;li&gt;However, the bank will not give you any sort of warranty on appliances, so try to obtain any warranty coverage you want or need elsewhere - from a home warranty company or, potentially, the original manufacturer/retailer.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;&lt;br /&gt;&lt;strong&gt;3.&amp;nbsp; The contract terms, they are a changin&amp;#39;.&lt;/strong&gt;&lt;/strong&gt;&amp;nbsp;One thing squarely in the wheelhouses of local real estate pros are local market standard practices. &amp;nbsp;From negotiating practices to which party pays which closing costs, every market is different, and experienced local agents are experts on this information. &amp;nbsp;If you&amp;#39;re buying a foreclosure, though, the bank will often require you to use it&amp;#39;s own purchase contract, rather than the more commonly used state forms. &amp;nbsp;Many times, this is done to advise the buyer of the bank&amp;#39;s refusal to make substantive disclosures (see above) and to change some of the normal practices for your area to the bank&amp;#39;s standard practices.&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;br /&gt;For instance, if you are buying a home in a contingency state, where you would usually have to sign a document proactively releasing contingencies, the bank&amp;#39;s contract will probably change that, so that your transaction operates on an objection period. In &amp;quot;objection&amp;quot; based transactions, you&amp;nbsp; have a certain period of time in which you must either speak up about your concerns with the property and/or cancel the deal, or you will automatically be presumed to be moving forward with the deal and your deposit money will be forfeited if you change your mind after that date.&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;br /&gt;If you&amp;#39;ve been making offers on non-foreclosures on the standard contract form, or you&amp;#39;ve bought homes before and think you know the drill, please - I implore you - READ every word of the contract you sign when you buy a home from the bank, and ask your broker, agent or attorney to explain anything that doesn&amp;#39;t make sense.&amp;nbsp;&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4.&amp;nbsp; Expect the unexpected.&lt;/strong&gt;&lt;/strong&gt;&amp;nbsp; When you buy a foreclosure, you might end up working with the bank&amp;#39;s escrow company, instead of a company you or your agent selects.&amp;nbsp; And the bank&amp;#39;s escrow provider might be slow or disorganized.&amp;nbsp; C&amp;#39;est la vie. In light of the Gawker break-in, take a few minutes to assess your passwords.&lt;br /&gt;&lt;br /&gt;Think you&amp;#39;re immune because you&amp;#39;ve never used Gawker? Not necessarily so. If you&amp;#39;ve spent any time at all on &lt;strong&gt;Lifehacker.com&lt;/strong&gt; or &lt;strong&gt;Gizmodo.com&lt;/strong&gt; &amp;mdash; and I bet you have &amp;mdash; your passwords may be running around with a giant &amp;quot;kick me&amp;quot; sign on their backs.&lt;br /&gt;&lt;br /&gt;A group calling itself Gnosis broke into the Gawker.com servers and stole the site&amp;#39;s source code, employee e-mails, user account info, and much more. Gnosis then rolled that data into a BitTorrent file and sent it pinging around the Internet. According to a Mediaite.com &lt;a href="http://windowssecrets.com/links/ylks4btps74zd/b15fcfh/?url=www.mediaite.com%2Fonline%2Fexclusive-gawker-hacker-gnosis-explains-method-and-reasoning-behind-his-actions%2F"&gt;&lt;font color="#000099"&gt;story&lt;/font&gt;&lt;/a&gt;, the Gnosis hack was meant to rattle Gawker&amp;#39;s self-deluded sense of data security.&lt;br /&gt;&lt;br /&gt;If that were the whole story, you probably wouldn&amp;#39;t need to give it a second thought. But Gawker Media Network, owner of Gawker.com, also runs two widely used tech sites: Lifehacker.com and Gizmodo.com. The Gawker crackers picked up user info about &lt;strong&gt;&lt;em&gt;everyone&lt;/em&gt;&lt;/strong&gt; who has an account at &lt;strong&gt;&lt;em&gt;any&lt;/em&gt;&lt;/strong&gt; Gawker Media site.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:'Arial','sans-serif';color:black;font-size:10pt;"&gt;&lt;span style="font-family:'Arial','sans-serif';color:black;font-size:10pt;"&gt;In addition to user names and e-mail addresses (used to confirm the registration), the stolen data includes Data Encryption Standard (DES) encrypted passwords. DES encryption is not terribly difficult to break, as a &lt;a href="http://windowssecrets.com/links/ylks4btps74zd/b1d733h/?url=intrepidusgroup.com%2Finsight%2F2010%2F12%2Fgawker-des-crypt-fun-using-john-the-ripper-with-mpi%2F"&gt;&lt;font color="#000099"&gt;posting&lt;/font&gt;&lt;/a&gt; by the Intrepidus Group explains in detail. In fact, more than half of the passwords have already been cracked. Now let&amp;#39;s say you&amp;#39;re sloppy and using the same password for PayPal you used for Lifehacker. If a cyber thief has the foresight to sign on to PayPal with your e-mail address and cracked password, you can kiss your PayPal balance good-bye.&lt;br /&gt;&lt;br /&gt;If there&amp;#39;s the remotest chance you&amp;#39;ve posted a comment on Lifehacker.com or Gizmodo.com, go immediately to Duo Security&amp;#39;s &amp;quot;Did I get Gawkered&amp;quot; &lt;a href="http://windowssecrets.com/links/ylks4btps74zd/01a472h/?url=www.didigetgawkered.com%2F"&gt;site&lt;/a&gt; and enter your e-mail address. Happily, the latter is the case, evidenced by the latest statistics that show that home prices may be stabilizing. Namely, &lt;em&gt;&lt;strong&gt;national home prices jumped an impressive 3.6% in the past year, according to the S&amp;amp;P/Case-Shiller Home Price Index released in late August&lt;/strong&gt;&lt;/em&gt;. &lt;em&gt;&lt;strong&gt;Prices also climbed 4.4% in the second quarter, which contrasts with a 2.8% decrease in the first quarter&lt;/strong&gt;&lt;/em&gt;. This uptick in prices leads to a simple conclusion: Sell now if you can. And you certainly can. A fast sale, taking advantage of these numbers, is entirely possible, and can result in a lot of profit and a very happy Seller.&amp;nbsp;Here are some&amp;nbsp;methodical, easy tips to selling fast and successfully, taking advantage of a market uptick, without inducing panic or stomach aches.&lt;br /&gt;1. Don&amp;rsquo;t raise the price. The uptick in home prices doesn&amp;rsquo;t mean that you should get all excited and raise the price. The trick is to leave your price the same as it was&amp;mdash;that will encourage a bidding war. Hearing news about home prices going up, and raising your price immediately as a response to that, is typically not the way to go; the home will likely sell for more as a result of two buyers fighting over your reasonable price, rather than walking away due to a price that&amp;rsquo;s too high. Remember, the goal is ultimately to get more money, not to have a higher list price.&lt;br /&gt;2. Remain flexible. Selling quickly means making some concessions&amp;mdash;and we&amp;rsquo;re not talking price. It&amp;rsquo;s those little extras that may inspire a buyer to sign on the dotted line. Obviously, no one has the right to get your vintage grand piano in the deal. But if a buyer wants your stainless-steel fridge with ice-maker, give it up. There&amp;rsquo;s more ice waiting in your new home.&lt;br /&gt;3. De-clutter. For a quick sale, you may not have time to fully &amp;ldquo;stage&amp;rdquo; your home down to the accent pillows and entirely new living room furniture. But you do have time to clear out the clutter. If we saw a home we&amp;rsquo;d like, we&amp;rsquo;d look past the clutter, but most buyers won&amp;rsquo;t. So, before you worry about making your home pretty, focus on making it neat. In a better market, neat is often all you need.&lt;br /&gt;4. Schedule more open houses&amp;mdash;and don&amp;rsquo;t attend your own &amp;mdash; as a homeowner at their own open house often makes a potential buyer too nervous to comfortably look around.&lt;br /&gt;5. Go big&amp;mdash;and go local. If you haven&amp;rsquo;t listed in MLS (multiple-listing service), it&amp;rsquo;s a good idea, especially if you want to sell fast. The math is simple&amp;mdash;more eyes on your listing equals more potential bites. A week ago I received an email from a local lender offering a fixed rate&amp;nbsp;loan at 4.0% for a 30 year term and no points.&lt;br /&gt;Monday I received an update to 4.5% and today to 4.65%&lt;br /&gt;Tomorrow...????&lt;/p&gt;&lt;p&gt;What does this all mean? &lt;br /&gt;It means that if you have been waiting to refinance, do it NOW!&lt;br /&gt;It means that if you have been waiting for the best time to buy to save the most money, DO IT NOW!&lt;br /&gt;Rates are still unnaturally low. In 25 years of selling real estate I have never before seen them where they are today.&lt;/p&gt;&lt;p&gt;A $200,000 loan at 4.0% on a 30 year note would have put your payment for principle and interest at $954.83&lt;br /&gt;The same loan today at 4.65% would make your payment $1,031.27&lt;/p&gt;&lt;p&gt;Some say; &amp;quot;Well then, shouldn&amp;#39;t we wait to see if we have hit the bottom of the market?&amp;quot;&lt;br /&gt;My answer is; You won&amp;#39;t know when we hit the bottom until the prices go up!&lt;br /&gt;How well did you time the stock market ups and downs we have been going through?&lt;br /&gt;Did you sell off right before the bottom fell out? &lt;br /&gt;Did you buy back in right before it ran back up?&lt;br /&gt;If you did, would you manage my 401K? Please!&lt;br /&gt;It just doesn&amp;#39;t happen that way. No one is that smart/lucky.&lt;/p&gt;&lt;p&gt;What I do know is that if you buy now, you will get a great interest rate that will give you an incredibly affordable loan and you will be able to look back in a couple of years and say &amp;quot;My, I timed that purchase right!&amp;quot;&lt;br /&gt;I do know that prices at the lake are down considerably over their peak in 2006. You are buying at pre- 2000 prices.&lt;br /&gt;I do know that winter is upon us and that means that sellers are even more motivated than they were 2 months ago. &lt;br /&gt;Does that mean that they are all selling at steeply discounted prices? No &lt;br /&gt;List to Sale ratios are running slightly less than last year, but still holding around 94%&lt;br /&gt;What it does mean is they have adjusted the prices to meet the CURRENT MARKET VALUE&lt;br /&gt;They will negotiate in earnest each and every offer and where they wouldn&amp;#39;t include some extra value items previously (like furniture, hoists...) it is not uncommon for those add on&amp;#39;s to be allowed to remain in the contracts.&lt;/p&gt;&lt;p&gt;So if you are looking for a great time to buy, looking for a great value at the Lake, I haven&amp;#39;t seen a better time to buy than is available to you TODAY at Lake of the Ozarks.&lt;br /&gt;If you would like a list of extra special values, just let me know a little about what you would like and I will select a few and email them to you.&lt;/p&gt;&lt;p&gt;Have a wonderful day and go buy a turkey for Thanksgiving. A very nice 55+ community in Osage Beach, just behind HyVee and Lowes.&lt;br /&gt;She was looking at the back yard and asked me if there were two racoons out there?&lt;br /&gt;No racoons...but two Armadillos digging up the yard looking for grubs.&lt;br /&gt;Having never seen a live one in the wild, I walked out into the yard.&lt;br /&gt;They could have cared less! They went on digging and looking for breakfast.&lt;br /&gt;&lt;/font&gt;&lt;font face="Times New Roman" size="3"&gt;Not until I clapped my hands a few times did they even notice me. More often than not they are properties that for some reason or another would not sell on the open market.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Common reasons are: &lt;/span&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;There is mold&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;The water is shallow&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;No room for a dock&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;The owner owes more than the property is worth&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Termites&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Cracks in the foundation&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;The septic is bad&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;It was built in 1955 and the owner tried to sell it for 2006 prices&lt;/span&gt;&lt;/div&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;&amp;nbsp;I will cover more in another Blog on the Pros and Cons of buying a foreclosure.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;As for the market, lakefront homes under $400,000 seem to be moving fairly good. &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Over that is slow.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Condos under $150,000 that are on the water and have a boat slip are doing OK.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;With prices down 20 - 30% from their peak, it puts prices back to the 2000 - 2002 levels.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Interest rates have never been lower than they are right now and with inflation that is sure to hit in the next few years, interest rates are bound to DRAMATICALLY AND QUICKLY increase.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;They were 18% when I started selling real estate!&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;All the Guru&amp;#39;s I listen to say buy and lock in a cheap rate and when inflation hits you are paying for your house with inflated dollars, so it costs you less.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:'Calibri','sans-serif';"&gt;&lt;a href="http://www.lakeozarksmls.com/loo/maildoc/b001kd8397.html"&gt;&lt;font color="#0000ff" size="3"&gt;http://www.lakeozarksmls.com/loo/maildoc/b001kd8397.html&lt;/font&gt;&lt;/a&gt;&lt;/span&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt; &lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;span style="font-family:'Calibri','sans-serif';color:#1f497d;font-size:11pt;"&gt;Here is the link to all the residential and condo foreclosures currently listed as of 8/18/10. &lt;br /&gt;This link will be active for 30 days. So it isn&amp;#39;t something you will have to put up with after you leave the lake unless you have property here and want to be made aware of local conditions.&lt;/p&gt;&lt;p align="center" style="text-align:center;"&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;font-size:18pt;"&gt;AwareUS&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-family:Arial;color:black;font-size:10pt;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;On Thursday, June 3, 2010, the Osage Beach Fire Protection District implemented &lt;/span&gt;&lt;/strong&gt;&lt;em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;AwareUS&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt; notification system. &lt;/span&gt;&lt;/strong&gt;&lt;em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;AwareUS&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt; is designed for geographical locations to receive &amp;ldquo;real time&amp;rdquo; awareness for emergencies and information that relate to public safety. Over 90% of the Osage Beach Fire Protection District lacks coverage of warning sirens; this is the most cost effective way to communicate to the citizens and visitors in a time of emergency. &lt;/span&gt;&lt;/strong&gt;&lt;em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;AwareUS&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt; is a text paging system that will alert the public with information regarding Amber Alerts, Severe Weather, Road Closures, ect. Sign-up for the program is at NO COST to the public.&lt;/span&gt;&lt;/strong&gt;&lt;/font&gt;&lt;span style="font-family:Arial;color:black;font-size:10pt;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;&lt;font size="3"&gt;Implementation of the program will be in three phases. Phase 1 is for the Tri-County area (Camden, Miller and Morgan), which is currently operational. Phase 2 is to include the Convention and Visitors Bureau and Tri County Lodging. These organizations would offer this service to people visiting the area. Warnings or alerts that are seen on television or heard on the radio give you the county the notification affects. Unfortunately, most people that visit the lake area do not know what county they are located in, so they may not be aware if the warning affects them. Visitors would be able to sign up for the dates/times that they are in the lake area, thus not receiving messages once they depart. This program would also benefit the large fishing tournaments in the area by notifying anglers while they are on the water of severe weather alerts. &lt;/font&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;&lt;p&gt;&lt;font size="3"&gt;&lt;strong&gt;&lt;span style="font-family:Arial;color:black;"&gt;The 3rd phase would be to include the school districts.
