Currently there are 2121 homes on the market in the Bagnell Dam and Lake of the Ozarks Multi-List systems (MLS). This gives us an Absorption Rate of 8.53%. The average list price is $237,358 and the average Days On the Market (DOM) is 122.7. How does this compare to last year? Well at this time last year the average DOM was 114, and the asked to sold ratio has gone from 96% down to 95%. The average sales price has actually gone up to a little over $240,000.
